We have partnered with a busy Tampa Real Estate Design/Build Development Company for dynamic, high profile multifamily projects seeking an experienced Director of Construction to join their team located in St. Petersburg.

Responsibilities
The Director of Construction is responsible for ensuring the successful delivery and managing the construction process for new midrise and town home projects from project inception to completion. The Director of Construction ensures the projects are built in line with company plans and specifications. This position monitors projects to ensure they are completed at highest quality available, on time and within defined budgets. The Director of Construction will oversee and manage the design process, (internal architect and possible outside consultants), and oversee the in-house design/build construction and contracting operations, including the management, mentoring and coaching of 5-6 internal construction employees. Ideally a construction executive with design/build experience or a developer with in house design and construction capabilities. Coordinate with Senior Project Manager and Project Managers in the specific area of construction issues. Coordinate with the professional consultants to identify value engineering opportunities. Advise ownership on construction cost estimates, methods, and trends regarding material and labor issues. In the future, negotiate pre-construction service agreements with third parties to obtain local cost estimating and scheduling services during the pre-development phases of a project. Analyze, critique, and verify the pre-construction estimates and schedules during the pre-development phases. Advise ownership on construction insurance issues (OCIP, CCIP, etc.). Advise ownership on construction contract issues. Maintain active Florida CGC.

Duties
Develop and implement plan for assigned projects, and actively identify and manage risks to completion of this plan through regular updates to key project team members.
Provide project management and oversight for all projects.
Monitor construction on a weekly basis. Attend weekly contractor site meetings. Inform senior production officer (Senior Project Manager) of important details or situations of concern for his discussion.
Manage design/build level of design and quality while balancing costs.
Keep updated logs on all RFI, SKI, PCOR and CO documents.
Review and approve Monthly Construction Payment Requests.
Provide Monthly Project Financial Reports.
Perform final project closeout procedures.
Manages and monitors project schedules to ensure budget targets are achieved, and work is completed at high quality, accurately and on time.
Ensures construction drawings are compliant with company standards.
Develop project scope, budget estimates and construction due diligence and feasibility review.
Develops scope of work in partnership with Real Estate and Operations consistent with company requirements and budget targets.
Reports on and manages any non-compliant or deficient work and manages corrective action.
Creates, manages and maintains vendor scorecards to measure and track results and make recommendations for future work.
Leads and directs performance of punch list and resolves all punch list issues
Manages inspections for Certificate of Occupancy, and other permitting as necessary.
Serves as company representative for Construction in all design/build projects, on and off site.

Requirements
Minimum 10 years project construction management experience in multi-family construction with progressive responsibility and success stories.
Exceptional project planning and project management skills for time and budget.
Exceptional people leadership and management skills for internal Team at all levels, and subcontractors, motivating and ensuring all perform at the highest levels of competency and collaboration.
Exceptional organizational, written and verbal communications skills and ability to multi-task.
Highly flexible personality driven by the desire to find effective solutions, undaunted by challenges large or small, with the ability to analyze and resolve problems quickly.
Composed and effective in fast paced environments, effective under pressure with a strong sense of urgency.
Bachelor s degree from a recognized accredited institution.
Active Florida CGC license.
