Job Description

A well established commercial roofing company in Omaha, NE is looking for a Project Manager to oversee all commercial roofing projects

  • Attend and actively participate in pre-bids, onsite project meetings, team meetings, etc.
  • Perform roof evaluations, core cuts, and project take-offs for estimating purposes.
  • Review all project information to understand the scope of work within 48 hours of sale.
  • Lead Pre-Construction meetings with a clear agenda to coordinate project specific requirements.
  • Develop and process project submittals by their required deadlines.
  • Maintain required logs (contract changes, RFIs, reports, etc.) for tracking and status.
  • Create a Job Foreman ‘Packet’ prior to the Pre-Construction meeting with onsite documents.
  • Work with Operations to plan and implement a project execution plan and schedule.
  • Prepare Material Order, confirming actual construction dimensions and supplier quotes.
  • Coordinate with Operations to create a Site Staging Plan and Material Delivery Schedule.
  • Prepare and obtain approved on a Schedule of Values (SOV) to ensure positive project cash flow.
  • Write Safety Plan and Hazard Assessment prior to mobilization with assistance from Safety.
  • Coordinate with Operations to prepare and negotiate Subcontract Agreement(s).
  • Ensure Permits, Certificate of Insurance, and Bonds are ready prior to project start date.
  • Regularly perform onsite visits, assisting with construction on smaller projects.
  • Respond to changes, unforeseen conditions, and impacts timely to adequately address them.
  • Track daily reports, monitor spending against the budget, mitigate risks, and forecast variances.
  • Update Project Schedule on a weekly basis; submitting weather days and impacts.
  • Determine monthly billing percentages with Client and submit to Accounting prior to deadline.
  • Accountable for all aspects of project planning, execution, monitoring, and close-out.
  • Communicate with Clients and Internal Stakeholders promptly, within 24hrs of inquiries.
  • Complete project After-Action-Review and submit to Team within one week of demobilization.
  • Process all Project Closeout documents timely, ensuring prompt final payment.
  • Manage a variety of projects/Clients: Contractors, Owners, Government, New Construction, etc.
  • Manage multiple projects simultaneously in various phases and locations.

Education and Experience:

  • Minimum 5-10 years in construction
  • Experience with Commercial Roofing preferred
  • Experience with Architectural Sheet Metal preferred

  • Familiarity and ability to learn applicable software and/or applications: Microsoft Windows, Blue Beam, and various Project Management Software (Procore, BIM360, etc.).

Pay is based on experience around $50000 - $70000 / year

M-F 8am-5pm
