You ve got your Real Estate degree from an industry-leading program and have been in your first professional role(s) for 3-4 years. We re a deeply experienced developer with a new and deeply experienced design/build capability. Our first project is closing and we re launching our next mid-rise and town home projects. You ll get to be a part of building our highly collaborative culture of excellence while leading development planning, collaborating with and reporting to our Construction leader.
Manage development planning from site selection through due diligence.
Collaborate with owner on site research, identification, selection and acquisition process.
Create effective negotiation letters of intent for properties and work with owner on completing agreements.
Negotiate contracts related to the acquisition, development and leasing of the project.
Manage Project due diligence process for land acquisition and development.
Develop project proformas.
Create presentations and present to senior leadership.
Participate in the solicitation of debt and equity for projects.
Oversee project funding and disbursement requirements. Track bank requisitions and payments.
Establish and maintain business relationships.
Understand and keep up with current market trends and property sales forecast.
Negotiate with neighbors and regulatory agencies for license access agreements, adjacent property protection, and easement agreements. Understand legal rights of Developers and adjacent property owners.
Manage multiple projects by applying project management best practices.
Look continuously for cost savings opportunities and areas to improve for future projects.
Report to Senior Project Manager.
Skills & Experience
Experience with financial underwriting of similar project budgets and proforma.
Exceptional project management skills and an unmatched drive for results.
BA in Real Estate or Business Administration or comparable.
Five plus years of direct or related experience in real estate development, real estate lending, or real estate law.
Ability to create and evaluate real estate proformas.
Strong working knowledge of building design, development and project management processes and procedures.
Must be organized and meticulous with a proactive and collaborative approach.
Excellent verbal and written communication skills.
Exceptional negotiation, development management, and problem-solving skills.
Strong MS Office skills.
Proforma software experience is a plus.
